Location is the most important concept in real estate, we sometimes tend to say that it is the only one. The famous rule: location, location and location. This can be played a few meters away.
This applies to all market players, professional or not, residential real estate or commercial real estate.

How to define the right commercial location?


The location appeals to everyone's common sense. Each brand, each operator or each lessor has its own criteria, however, the basics are the same.

The passage :


It is important to study the passage in front of or near the premises. Are you on a major axis? A prime location? Is this passage regular or linked to timetables (Example: office areas VS residential areas). Is the catchment area large enough for my business?
Is this passage in my target? Are barges potential customers for my products or services?

Transportation :


Customers are like us, they seek ease (simplicity), we must be able to easily access your business, either by car with the possibility of parking nearby for peri-urban areas, or by public transport for urban areas.

Furthermore, what are the urban development projects likely to modify the flow of people (creation of a highway or a detour, pedestrianization of a city center, etc.)?

Store :

You must study the local: its strengths and its constraints.
Do I have enough window space? sales area? storage space?
Is my activity allowed in the room (example: extraction for a catering activity)?
Who are my competitors around (advantage or disadvantage)? What is the complementarity with my neighbors?
All of these elements must be studied before making the acquisition of your walls occupied by a tenant in order to know if the location is suitable for the activity carried out or for another future.
